The Escrow Calculation Guide is required to comply with Real Estate Settlement Protection Act (RESPA) and required by Higher Priced Mortgage Loan (HPML) rules of Regulation Z.
The Escrow Calculation Guide is required when the loan is:
- Secured by Real Estate
- Secured by mobile home, boat or RV used as primary residence (with or without real estate)
- First mortgage OR
- First mortgage holder is NOT currently escrowing
- Monthly payments of principal and interest (cannot be interest only)
- AND a business purpose loan processed through Abrigo
- OR a consumer purpose loan when the HUD is being prepared by a closing agent and figures are needed prior to completion of the loan documents.
In order to complete the escrow calculations, you must obtain the following:
- Most recent property tax bill for each property
- Most recent hazard insurance premium bill for each property
