Construction Administration

 

Overview

Construction Administration accurately and efficiently administers all development and construction loans during the construction phase for all residential and commercial construction loans for the Bank. This includes budget setup and balancing, inspection orders and reviews, draw requests, and disbursements and document collection. They also approve prospective builders and monitor collateral for liens.

Associates in this department manage a complicated funding process. Construction Administration ensures all required documentation is gathered and all tasks are completed before they release funds. They answer client questions, work through challenges with the builder, quote payoffs, and much more.

All construction loans made in the Capital City footprint are managed by Credit Administration. Construction loans are not fully funded at the time of origination. The funding is disbursed to the builder in stages throughout the building process.

Once a loan for a construction project is made, Construction Administration steps in to manage the process until the building is complete. The department supports internal clients in Commercial Real Estate Lending, Commercial and Community Banking, and Credit Administration, in addition to working very closely with Loan Operations and other lending associates.

Construction Administration does not originate construction loans; they only monitor construction progress and fund draws. They also do not make credit decisions or underwrite loan requests. Instead, they ensure that construction projects are done in a timely manner and to the specifications provided to Credit Administration during the underwriting process

Construction Administration strives to ensure the client, the builder, and the Bank are all protected during construction projects. Our Construction Administration team must approve and quote all loan payoffs on Capital City Bank-financed projects.

Making Referrals

Construction Administration does not originate construction loans. Referrals for construction loans should be sent to a commercial lender in Commercial Banking or to a community banker in order to get the client or prospect to the right department the first time. The more times a future client is passed around, the more likely we are to lose them to the competition. Know your departments and refer, refer, refer.
